About
Dahlonega raised. Alpharetta based.
I’m Connor Heriot, a REALTOR® with eXp Realty. Here’s who you’d actually be working with.
I grew up here. That's most of it.
I was raised in Dahlonega and have lived in North Georgia nearly my whole life. I studied marketing at the University of North Georgia, and when I finished I went into sales rather than marketing — because the part I actually liked was sitting across from someone and working out what they needed.
I got licensed in 2022 and spent my first years with Anchor Real Estate Advisors before moving to eXp Realty in April 2025. I live in Alpharetta now and work the whole stretch of 400 in between, which means I'm as comfortable in a Cumming subdivision as I am on a gravel road outside Dahlonega. I've closed in eleven Georgia counties so far, and I've qualified for the 400 North REALTORS® Circle of Excellence every year since 2023.
Off the clock
The rest of it.
I'm engaged to Katia, and we have a dog named Margot who has strong opinions about which trails are worth walking. That's her at the top of Yonah, which she'd tell you she climbed unassisted.
Outside of work it's football, basketball, and UFC, more history podcasts than is probably normal, and travel whenever the calendar allows it. If you want to derail a showing, ask me about any of them.
How I work
Three things you can hold me to.
- You hear from me on FridaysIf your house is listed, you get an update every Friday — showings, feedback, where we stand — whether or not anything happened that week. Silence is the thing sellers hate most, and it's the easiest thing to fix.
- I'll tell you what's wrong with a houseBefore you fall in love with it. The foundation, the road noise, the fact that the comp down the street sold cheap for a reason. You can still buy it. You just shouldn't buy it blind.
- Early is fineSix months out, a year out, just thinking about it — that's a good time to call. I'd rather answer questions now than have you make a decision on a guess.
Who I work with
Mostly three kinds of people.
- First-time buyersPeople who've never done this and have reasonable questions about every step. This is the group I most enjoy, and the group most likely to get rushed by someone else.
- Moving in or outRelocating into North Georgia from somewhere else, or leaving it. Both need someone who knows which towns actually fit how you want to live.
- 55+ communitiesBuyers looking at the newer 55+ developments around Lake Lanier and the 400 corridor, where the tradeoffs aren't obvious from the listing photos.
If any of that sounds like what you're after, the fastest thing is to call or text. If you'd rather write it out first, the questionnaire takes about two minutes.
